No. This is the "Sole Purpose Test" – the golden rule of SMSF. The property must be solely for providing retirement benefits for members. You cannot live in it, your family cannot live in it, and you cannot holiday in it. It must be a genuine investment property rented to an unrelated third party.
Generally, no. You cannot sell a residential property you or a relative owns to your SMSF. However, there is a major exception for Business Real Property (Commercial Property). If you own a commercial premise, your SMSF can buy it from you at market value.

This is called a Limited Recourse Borrowing Arrangement (LRBA). Typically, lenders will allow you to borrow up to 80% LVR (Loan to Value Ratio) for residential property and around 65-70% for commercial. You will need to cover the deposit plus stamp duty from your cash balance.
No. We are a national SMSF Property Strategist. We buy where the data dictates the best growth—whether that is Brisbane, Adelaide, Perth, or Regional Victoria. We follow the numbers, not the postcode.
